These six small homes were well designed with efficiency in mind. They were placed on permanent foundations and the elevations designed to fit respectfully into the existing neighborhood. The 450 sf one-bedroom sold for $98,000 and the 550 sf two-bedrooms sold for $120,000. Homes were sold to households earning 80% or less of the Area Median Income (for example, $41,100 for one person or $58,650 for a family of 4).
Construction was complete Summer 2019.
We were proud to collaborate with our fellow nonprofits to bring the Montana Street Homes to this community, including Garden City Harvest, the Missoula Food Bank and Trust Montana. We partnered with Trust Montana, a nonprofit, to create a Community Land Trust (CLT) for the Montana Street Homes Property. The land is held in ownership by Trust Montana permanently and homebuyers lease the land under their home via renewable, inheritable 75-year ground leases. This form of ownership ensures long-term affordability for current and future homeowners. A CLT is an excellent alternative to renting since the homebuyer owns their home, builds equity and benefits from the savings in cost of land being held in trust.
